The best short-term rental software for property managers in Thailand (2026)
Most rental software rankings are written for the US and Europe, where Agoda barely matters and nobody needs a Thai interface. A Thai portfolio needs different checks. We compared ten tools, including our own, on the points that decide whether software works in Thailand, using only what each company publishes, as of 4 November 2026.
Key takeaways
- Check how a tool connects to Agoda. A direct (API) connection syncs rates and availability; an iCal link only exchanges booked dates and is too slow to prevent double bookings in high season.
- Only two of the ten tools offer a Thai-language interface for the team: Hostex and Propool.
- Owner statements and an owner portal are common, but often only on higher plans. Check which plan includes them.
- Pricing is published for some tools and quote-only for others, including Hostaway, AirHost and Propool.
What Thai rental managers need that global rankings miss
- Agoda as a first-class channel. Agoda is one of the three channels that fill Thai rentals, and it is the strongest with regional Asian travellers. Many tools built for the US connect to it only by iCal, or not at all.
- Baht everywhere. Nightly rates, bookings and owner statements in THB, without conversion surprises in the reports.
- A team that works in Thai, and often owners and guests who read Russian, Hindi or English.
- Owners who live abroad, expecting a monthly statement they can check without emailing you.
- Licences on file. Each unit's hotel licence or non-hotel certificate number needs to sit with the listing. See Thailand's short-term rental law in 2026.

Notes on each tool
Hostex
The closest fit on paper among the established tools: an official Agoda connectivity partner, a Thai interface, THB support and owner statements on its Pro plan. Agoda guest messages sync by parsing emails rather than an API. Hostex's own help notes that Agoda Homes may not display availability changed by third-party tools properly and suggests managing through YCS, now the Agoda Partner Portal.
Guesty
A mature platform for larger operators, with a native Agoda connection and THB as a listing currency. The interface is not available in Thai, and owner statements sit on Pro, which is priced by quote. Guesty has offices in the Philippines, not Thailand.
Hostaway
Widely used and well reviewed, with an owner portal and statements. For Thailand, two points need checking with Hostaway directly: its Agoda connection (a 2024 support reply said iCal only, while an October 2026 blog post lists a direct API), and its financial reporting, which its help centre says does not support multi-currency or currency conversion. Planning a move? See switching from Hostaway.
Beds24
Flexible and inexpensive, with Agoda connections for both the Partner Portal (formerly YCS) and Agoda Homes. The control panel is in English and German, so it suits technical teams more than Thai-speaking operations staff.
Smoobu, Hospitable and Lodgify
Good value for smaller hosts, with published prices. Smoobu and Hospitable connect to Agoda; Lodgify's own comparison pages show Agoda by iCal only. None offers a Thai interface.
AirHost and Uplisting
AirHost, based in Singapore and strong in Japan, has an Agoda API integration and owner features but no Thai interface. Uplisting does not list Agoda among its channels.
Where Propool fits, including what it does not do yet
We built Propool for rental managers in Thailand, so it is fair to say plainly what it does and does not do today.
- Channels: Airbnb, Booking.com and Agoda with full sync of rates, availability and reservations; any other platform by iCal. Vrbo and other channels are being switched on one by one.
- Baht and languages: rates, bookings and statements in THB; the interface in English, Thai, Russian and Hindi, chosen per person.
- Owners: statements built from the booking calendar and locked when issued, and an owner portal (depending on plan). The monthly batch issuing screens are being finished, and our team helps issue statements until they ship.
- Pricing: price rules for dates, weekdays, lead time and gaps, with floors, ceilings and per-channel markups.
- Not yet: pricing is not published, workspaces open by invitation, the iOS app is on the way (Android is on Google Play), and guest messaging is still in build.

How to choose
List your channels and how much each sells
If Agoda brings a meaningful share of your nights, rule out tools without a direct Agoda connection. Our channel comparison covers fees and payouts.
Ask who will use it every day
If your operations team works in Thai, a Thai interface reduces mistakes more than any feature list.
Price the plan that includes owner statements
Compare the plan you would actually need, not the entry price. Owner features are often on the second or third tier.
Test with your real calendar
Connect two or three units, including one on Agoda, and run them for a few weeks before moving the portfolio. Remember Airbnb allows one channel manager per host account, so that switch is all at once.
Questions
Which channel managers support Agoda in Thailand?
Among the tools we checked, Propool, Hostex, Guesty, Beds24, Smoobu, Hospitable and AirHost publish a direct Agoda connection. Lodgify shows Agoda by iCal only, Uplisting does not list it, and Hostaway's own pages conflict.
Is there vacation rental software with a Thai interface?
Yes. Of the ten tools we compared, Hostex and Propool offer a Thai-language interface. Beds24 offers a Thai guest booking page but not a Thai control panel.
What is the cheapest channel manager that works with Agoda?
On published prices, Guesty Lite (from US$9 per listing a month) and Beds24 (from €15.50 a month plus channel links) are the lowest entry points with a direct Agoda connection. Check which plan includes the owner features you need.
Can I keep my Airbnb reviews if I change software?
Yes. You connect the same Airbnb listings to the new tool, so reviews and listing history stay on Airbnb.
