Agoda vs Airbnb vs Booking.com in Thailand: commissions, payouts and where to list

Thai rentals that fill well rarely rely on one channel. Airbnb, Booking.com and Agoda each bring different guests, take their fees differently and pay you on a different schedule. This guide puts the three side by side with what each platform publishes as of November 2026, and shows what one stay leaves you in baht.

Key takeaways

  • Airbnb now charges most hosts a single 15.5% host-only fee, mandatory for hosts connected through property management software since the 2026 rollout.
  • Booking.com commission ranges from 10% to 25% depending on property type and location; programmes such as Preferred Partner add to it.
  • Agoda does not publish a commission rate; yours is in the Partner Portal (formerly YCS) under Finance, Contracted compensation. Agoda adds 7% VAT on its commission for Thai properties that are not VAT-registered.
  • List on all three from one calendar. iCal links between channels are slow enough to cause double bookings in high season.

Airbnb: one fee, now for almost everyone

Airbnb used to let hosts choose a split fee (about 3% from the host, the rest from the guest) or a single host-only fee. Since August 2025 it has been moving hosts to the single fee in phases. Hosts outside the European Economic Area had a deadline of 15 September 2026, and hosts connected through property management software who had not switched were moved on 13 October 2026. Airbnb's help centre now says the single fee is 15.5% for most hosts, with others typically paying 14–16%, and that the split fee is being phased out.

In practice: set nightly prices on Airbnb as the price the guest sees, then expect about 15.5% less. Airbnb shows fees VAT-inclusive where VAT applies.

Booking.com: commission plus the programmes you join

Booking.com says commission ranges from 10% to 25% depending on property type and location, and the exact figure is in your contract. A statement with a higher rate than you expected usually means the property joined the Preferred Partner Programme, which costs “a small increase in commission”, or Visibility Booster. Genius works differently: it requires a 10% discount for Genius guests (optionally more), which lowers what you earn per night rather than raising the commission.

With Payments by Booking.com, Booking.com takes the guest's payment and pays you after check-out on a monthly (processed on the 1st), weekly (Thursdays) or, where available, daily schedule, and a payout can take up to 10 days to reach the bank. Booking.com lists a payout fee of 1–3.1% depending on location, and has also advertised waiving the payments service fee for 2026, so check your own invoice.

Agoda: strong in Asia, quiet about its rates

Agoda does not publish a commission percentage. Its partner help centre says compensation is a percentage of the reference sell rate or a markup added to the rate you load, varies by location and sometimes by payment model, and is shown in the Partner Portal under Finance, Contracted compensation. Figures such as “5–15% for homes” circulate online but are not Agoda's.

Agoda Homes and the Partner Portal

Agoda Homes is the marketplace where guests find villas and apartments. The Agoda Partner Portal, called YCS (Yield Control System) until Agoda relaunched it on 17 August 2026, is where you manage rates, availability and payouts, single-unit homes included. When you connect a channel manager, you switch on Channel Manager there.

How Agoda pays

  • Agoda Collect: the guest prepays Agoda, and Agoda pays you by bank transfer or a virtual card (UPC). Each card is valid for five months and is deactivated automatically after 150 days, so charge it promptly.
  • Property Collect: the guest pays you; Agoda nets its commission off your prepaid bookings.
  • Single-unit homes on bank transfer can use auto-pay, processed within 24 hours of check-out.

What one stay leaves you, channel by channel

A 3-night stay at 4,000 THB a night, 12,000 THB in total. Airbnb's rate is its published fee; the Booking.com and Agoda rates are assumptions for illustration, so replace them with the rates in your own contracts.

The headline percentages are close. What separates the channels is the extras: Genius and promotion discounts, programme uplifts, VAT treatment and payout fees. Compare what actually lands in the bank per night sold, channel by channel, once a quarter. If one channel costs more, a per-channel price markup recovers the difference without changing your base rate.

Who books through which channel

There is no single public dataset of Thai holiday rentals by channel, and the figures that exist measure different things, so treat them as direction rather than precise share:

  • Channel-manager data for Thai hotels in 2025 put Booking.com at about 44% of booking value, Agoda about 20% and Expedia about 12% (Hoteliers.Guru).
  • Across Asia-Pacific, D-EDGE's 2026 distribution report found Agoda's share of hotel bookings rose from 16.4% in 2022 to 20.9% in 2025, overtaking Booking.com in the region.
  • Thailand's largest source markets in 2026 so far are China, Malaysia, India and Russia. Agoda's rising share across Asia-Pacific matters most for the regional markets on that list; watch your own channel reports to see who books which property.

The practical conclusion for a villa or condo portfolio is to be on all three, and to watch which channel fills which months. Agoda often fills short-notice gaps from regional travellers that the other two leave open.

Running all three without double bookings

The risk with three channels is selling the same night twice. Calendar links (iCal) between channels only exchange booked dates, and only when each side next checks the link, which can be hours apart. In high season that gap is enough for two guests to book the same villa.

  1. Connect each channel directly to one calendar

A channel manager with direct connections pushes availability out as soon as a night sells. Use iCal only for minor platforms.

  2. Remove old iCal links before you connect

If Agoda was importing an Airbnb calendar by iCal, delete that import before switching on the channel manager connection, or the two can overwrite each other.

  3. Bring existing bookings across by hand

Channels send only reservations made after you connect. Enter earlier bookings yourself, especially Agoda ones, so the calendar is complete.

  4. Know each channel's connection rules

Airbnb allows one channel manager per host account. Booking.com needs the XML Service Agreement signed in the Extranet. Agoda needs Channel Manager switched on in the Partner Portal (formerly YCS).

Propool connects Airbnb, Booking.com and Agoda directly, with nightly rates, availability and reservations in one calendar per unit, in baht. Price rules and per-channel markups are set once and sent to every channel. See the channel manager guide.

Questions

Which is better for Thai hosts, Agoda or Airbnb?

Neither on its own. Airbnb suits whole-home stays and families; Agoda is strongest with short-haul Asian travellers. Most Thai rentals earn more by listing on both, plus Booking.com, from one calendar.

What commission does Agoda charge in Thailand?

Agoda does not publish a rate. It varies by location, property type and partnership tier, and your contracted rate is in the Partner Portal (formerly YCS) under Finance, Contracted compensation. Non-VAT-registered Thai properties also pay 7% VAT on the commission.

How much does Airbnb take from hosts in Thailand?

Most hosts now pay a single host-only fee of 15.5%, with some paying between 14% and 16%. Hosts using property management software are on the single fee.

How much commission does Booking.com charge?

Between 10% and 25% depending on property type and location, with your exact rate in your contract. Programmes such as Preferred Partner and Visibility Booster increase it.

How do I stop double bookings between Airbnb, Agoda and Booking.com?

Connect all three directly to one calendar through a channel manager instead of relying on iCal links, remove old iCal imports first, and enter bookings made before you connected.
