How to list a villa or apartment on Agoda in Thailand, step by step

Agoda is the channel that most often fills short-notice gaps with travellers from around Asia, and getting a home onto it takes an afternoon. The parts that catch Thai managers out come later: promotions that cut deeper than expected, payout rules for new listings, VAT on the commission, and bookings that never reach the channel manager. This guide walks through the set-up in order, using Agoda's own partner help pages as of 4 November 2026.

Key takeaways

  • Homes sign up through Agoda Homes and are then managed in Agoda's extranet, which was renamed from YCS to the Agoda Partner Portal in August 2026.
  • A villa is usually a single-unit home. Agoda checks each new listing for fraud, which typically takes up to 72 hours, and a property cannot go live without a cancellation policy.
  • Agoda does not publish its commission. Promotions lower the sell rate and the commission is taken from what is left, so a 10% promotion costs you more than 10% of your payout.
  • Non-VAT-registered Thai properties pay 7% VAT on Agoda's commission. The first payout for each new single-unit home is held for 30 days after check-out.
  • Before connecting a channel manager, remove Agoda calendar imports and enter existing Agoda bookings by hand.

Agoda Homes, YCS and the Partner Portal

Three names cause most of the confusion. Agoda Homes is Agoda's marketplace and sign-up route for vacation rentals: villas, apartments and houses. YCS (Yield Control System) was the extranet where every Agoda property, hotel or home, manages rates, availability, bookings and payouts. On 17 August 2026 Agoda relaunched YCS as the Agoda Partner Portal, so newer help articles use that name. Older guides, channel managers and your own team may still say YCS; it is the same place.

When you list, Agoda asks what kind of property you have. The choice decides how rooms are grouped and which menus you see later, including where the channel manager switch sits.

Agoda property types, and which fits a Thai rental

Hotel-type propertyA commercial establishment with accommodation, meals and shared services, run by one operatorA licensed resort or hotel
From Agoda's Partner Hub article on property types. A portfolio of separate villas is normally a set of single-unit homes, one listing each.

Before you list: the legal check and licence numbers

Villas and houses with up to 8 rooms and 30 guests can usually register as non-hotel accommodation. Keep the certificate or hotel licence number to hand.

Agoda does ask for licence numbers in markets whose law requires them. Its help pages for Japan and Türkiye describe a licence field (for single-unit homes, under Property, Settings, Compliance center) and warn that listings without one may be removed. We found no Agoda page setting out a Thailand-specific licence requirement as of November 2026. If Agoda's Partner Portal or your account manager asks for a registration number, enter your hotel licence or non-hotel certificate number rather than leaving it blank.

Signing up as a host, step by step

  1. Create your account

Go to Agoda Homes (List your property), sign in or create an account, and choose List your property. Agoda works on commission: you pay a percentage of each reservation.

  2. Create the listing or import it

Build the listing manually, or import it from Airbnb, Booking.com, Expedia or Vrbo. Imports save time but copy the other site's mistakes too, so check bed counts, house rules and the map pin.

  3. Add more properties from the Partner Portal

Once the first listing exists, add the rest from the account menu in the Partner Portal (List a property), so they sit under one login.

  4. Set at least one cancellation policy

Agoda will not activate a property without one. Flexible, Moderate or Restricted is the starting point; you can set stricter terms on specific promotions later.

  5. Wait for verification and accept the terms

Agoda runs a fraud validation check that typically takes up to 72 hours, and the listing is not live meanwhile. Agoda's General Terms and Conditions (version 7.0, effective 21 February 2025) apply, and are in the Partner Portal under Contracts.

  6. Add bank details early

Payouts by bank transfer need an approved bank account. If the status shows Pending, upload the supporting documents Agoda asks for before the first guest arrives.

Content and photos

Agoda's photo guidance is written for hotels but translates directly to villas. It recommends a minimum of 24 photos per property, with more encouraged:

  • Two exterior shots and two of the entrance; for a villa, the gate or drive and the front of the house.
  • Two photos of each key facility: pool, garden, gym, sea-view terrace.
  • Four to six photos per room type, including at least three of the whole room and one of the bathroom.
  • A property main photo (exterior or a standout interior) and a main photo for each room type. The main photo is what wins the click from search results.

Write the description for the guest Agoda actually sends you: often a family or group from elsewhere in Asia booking a few days out. State the bedroom and bed layout, the distance to the beach or BTS, and whether there is a pool fence, a generator or a housekeeper. Those answer the questions that otherwise arrive as messages.

Rates, promotions and what you actually receive

Agoda does not publish a commission rate. Its help centre says compensation is either a percentage of the reference sell rate or a markup on the rate you load, depending on location and sometimes the payment model. Your contracted figure is in the Partner Portal under Finance, Contracted compensation.

Promotions matter more than the headline rate. Agoda offers Seasonal, Essential (Early Bird, Last Minute, Long Stays, Customized) and Targeted promotions, and they can stack. Agoda's own worked example shows the mechanics: a promotion lowers the sell rate, then compensation is taken from the discounted amount, so the property absorbs most of the discount.

One 5,000 THB night on Agoda, with and without a 10% promotion (THB)
No promotion10% promotion
Reference sell rate5,0005,000
Promotion—−500
Rate after promotion5,0004,500
Agoda compensation at 15% (assumed)−750−675
7% VAT on compensation (non-VAT-registered)−52.50−47.25
What you receive4,197.503,777.75
Illustration only. The 15% rate is an assumption; use the figure under Contracted compensation. The method follows Agoda's base-rate example. Stacked promotions compound the effect.

The 500 THB discount costs this host 419.75 THB, or 84% of the discount. Decide which promotions you want before Agoda's sales calendar arrives, and avoid stacking three discounts on dates that would sell anyway in high season (November to April).

  • Virtual card (UPC on ePass): each card is valid for five months and is deactivated automatically after 150 days. When you confirm a payout, charge the card within 24 hours.
  • Bank transfer: funds arrive 3–5 business days after you confirm the payout, to an approved account.
  • Auto-pay for single-unit homes on bank transfer: payouts are processed within 24 hours of check-out, so you do not approve each booking by hand.
  • First-payout hold: for each single-unit home paid by bank deposit or PayPal, the payout for the first booking is held for 30 days after check-out. After your first payout, Agoda support can be asked to skip the hold for your other properties.

Connecting a channel manager

Agoda's own calendar links refresh several times a day, which is too slow for a villa that also sells on Airbnb and Booking.com in high season. A channel manager connection sends rates and availability as they change. The switch is in the Partner Portal, in a different place depending on property type:

  1. Remove calendar imports first

Under Calendar, Calendar connections, delete any imported Airbnb or Booking.com calendars. Channel managers warn that leftover imports can overwrite the connected inventory and cause double bookings.

  2. Single-unit homes: Connectivity settings

Go to Rates and availability, Connectivity settings, choose the Channel manager option, select your provider from the dropdown and save. Repeat for each villa.

  3. Multi-unit and hotel-type: Optional settings

Go to Property, Property settings, Optional settings, tick Enable channel manager mode, pick the provider and save.

  4. Give the channel manager your IDs

The property ID sits next to the property name throughout the Partner Portal; room type and rate plan IDs are in the first column of Room setup and Rate plans.

  5. Add existing bookings by hand

What a connection imports from before the switch depends on the provider. With Propool, Agoda sends only reservations made after you connect, so enter earlier Agoda bookings yourself.

Agoda keeps sending booking emails after you connect. Keep them going to a shared inbox for the first few weeks and check each one has reached the calendar.

Running Agoda alongside Airbnb and Booking.com in Propool

Propool connects Agoda directly, with full sync of nightly rates, availability and reservations, alongside Airbnb and Booking.com, on one calendar per unit in baht. You switch on Channel Manager in the Partner Portal, select the provider and give us the property ID. A per-channel markup lets Agoda carry its own price, for example to cover commission and VAT, without changing your base rate. Before the first sync Propool shows Agoda's current prices next to yours, and a unit that stops syncing is flagged in Inventory with what Agoda reported. See the channel manager guide.

Questions

Does Agoda charge a fee to list a villa?

Agoda says it works on a commission model, taking a percentage of each reservation at a rate that depends on location, property type and partnership tier. Its Agoda Homes page mentions no separate listing fee.

What commission does Agoda charge for villas in Thailand?

Agoda does not publish a rate. Your contracted compensation is in the Partner Portal under Finance, Contracted compensation, and non-VAT-registered Thai properties pay 7% VAT on top of it.

How long does Agoda take to approve a new listing?

Agoda says its fraud validation check typically takes up to 72 hours, and the listing is not live while it runs.

When does Agoda pay hosts?

Bank transfers arrive 3–5 business days after you confirm a payout, and single-unit homes on auto-pay are processed within 24 hours of check-out. The first booking for each new single-unit home paid by bank or PayPal is held for 30 days after check-out.

Is YCS the same as the Agoda Partner Portal?

Yes. Agoda relaunched YCS (Yield Control System) as the Agoda Partner Portal in August 2026, so newer help articles use the new name for the same extranet.

Can I list my condo on Agoda for daily stays?

Agoda may accept the listing, but under Thailand's Hotel Act nightly stays in a condominium unit are not legal, because a condo unit cannot get a hotel licence or non-hotel certificate. Monthly leases are the lawful route for condos.
