Booking.com for Thai villas and apartments: set-up, commission, Genius and payouts

Booking.com is the largest online channel for Thai hotels by booking value, and it treats villas and apartments as first-class listings. It is also the channel with the most optional programmes, each of which changes what a night is worth to you. This guide covers sign-up, commission, Genius, Preferred Partner, Visibility Booster, payouts and the channel manager connection, from Booking.com's partner help pages as of 4 November 2026.

Key takeaways

  • Commission is 10–25% depending on country, property type and your agreement, charged on the total booking amount including cleaning and other fees once the guest checks out.
  • Genius costs you a discount (10% as standard). Preferred Partner and Visibility Booster cost you extra commission. A higher rate on your statement usually means one of the last two.
  • With Payments by Booking.com, payouts go out after check-out, daily, weekly on Thursdays or monthly, and can take up to 10 days to reach the bank. Bank transfer payouts carry a location-based payment fee; check your invoice.
  • Non-refundable rates are charged commission whether or not the guest stays, unless you waive the fee.
  • A channel manager is connected from Account, Connectivity provider in the Extranet, by accepting the provider's terms (often called the XML Service Agreement).

Signing up a villa or apartment

Booking.com lists apartments, vacation homes, guest houses and B&Bs alongside hotels, and registration is free. The flow has four parts, and Booking.com says it takes about 15 minutes per property:

  1. Name and location

Add the property name and pin the location accurately on the map. Booking.com may ask you to verify the property before you can take bookings.

  2. Facilities and amenities

Pool, garden, kitchen, workspace, parking. These feed the search filters guests use, so tick everything that is true.

  3. Photos

Upload photos of every room and the outdoor areas. At least one is needed to register; a villa needs many more to compete.

  4. Pricing and availability

Set the nightly rate and calendar options, and choose between instant bookings and booking requests.

Two details help new homes. Booking.com can import your property information from other travel sites, and it converts your review scores from other sites and shows them until your first Booking.com guests review you. Managers with many units can register them under a group account, which unlocks bulk editing in the group Extranet.

Commission: what it is charged on

Booking.com's commission ranges from 10% to 25%, and the exact percentage depends on your country, property type and the accommodation agreement you signed. It is in that agreement and in the Extranet under Finance, Reservation statements. Three details matter more than the headline rate:

  • The base is the total booking amount: the room rate plus cleaning fees, service fees and any no-show or cancellation charges. Local taxes such as city tax are excluded, but in most countries commission is charged on VAT; your General Delivery Terms say which applies.
  • When it is charged: on confirmed stays once the guest checks out, on non-refundable and partly refundable bookings whether or not the guest came, on cancellation and no-show fees you collect, and on overbookings.
  • How it is billed: one invoice a month for guests who checked out the month before. Mark no-shows, cancellations and changes in the Extranet within 48 hours of check-out, or you are charged full commission on the original booking.

Genius, Preferred Partner and Visibility Booster

All three buy visibility. They differ in who pays and how.

From Booking.com's Partner Hub articles on each programme. Booking.com reports that partners in these programmes see more views and bookings on average; those are its own figures.

Here is what each does to a 3-night, 12,000 THB stay. The base commission and the Preferred uplift are assumptions, because Booking.com publishes neither for Thailand.

Illustration only. Replace the rates with those in your agreement and Extranet. A payment service fee may apply if Booking.com pays you by bank transfer.

Genius costs more per booking than Preferred in this example, but only pays off if it brings bookings you would not otherwise get. Use it for low season and shoulder months, and use the 30 blocked days on peak dates such as Christmas and Chinese New Year, when villas sell anyway.

Payments by Booking.com and payout timing

Without Payments by Booking.com, you collect from the guest yourself and pay Booking.com's commission invoice each month. With it, Booking.com takes the guest's payment, validates cards, handles refunds and chargebacks, and pays you after check-out by bank transfer or virtual credit card, depending on your location. If you are eligible, you will see it under Finance in the Extranet.

Bank transfer payout schedules with Payments by Booking.com
ScheduleWhen it is processed
Daily (where available)One day after check-out; not on weekends or bank holidays
WeeklyEvery Thursday, for check-outs from the previous Thursday to Wednesday
MonthlyThe first day of the month, for the previous month's check-outs
Booking.com says funds can take up to 10 days to reach your bank account. Change the schedule under Finance, Finance settings, Payout timing.
  • Bank transfer: a payment service fee is charged as a percentage of each completed reservation. Booking.com's help pages now say only that the fee depends on location; its cost page has listed 1–3.1% and Booking.com has advertised waiving the fee for 2026. Check your own invoice for the rate you are actually charged.
  • Virtual credit card: no fee from Booking.com, but your bank or card processor charges per transaction.
  • No fee on waived cancellations: if you waive a guest's cancellation fee, no payment fee applies.
  • Booking.com can settle commission from your payouts, and may ask for a direct debit to collect any shortfall.

Cancellation policies and non-refundable rates

A non-refundable rate charges the guest the full price if they cancel, change or do not show. Booking.com recommends offering it alongside a flexible rate, priced at least 10% below your cheapest rate. To set one up, create a non-refundable cancellation policy first (Property, Reservation policies), then add a non-refundable rate plan under Rates & Availability, Rate plans.

Commission on non-refundable bookings is charged whether or not the guest stays. If you agree to refund a guest and waive the fee, no commission or payment fee is due on that booking.

Review scores and who books

Your Guest Review Score is out of 10 and weighted by recency, so the latest review has the biggest effect. It gates the programmes above: 7.5 for Genius, 7 for Preferred Partner. A run of weak reviews in high season can take a property out of both, so fix the cause, whether that is the air-conditioning or the check-in instructions, before chasing the score.

Channel-manager data for Thai hotels in 2025 put Booking.com at about 44% of booking value, the largest single online channel. Booking.com also says 48% of the vacation rental nights booked at the end of 2023 were international stays. There is no public breakdown of Thai villa bookings by guest nationality, so check your own reservation data: who books each channel decides which channel should get your best dates.

Connecting a channel manager

  1. Get the property live first

Complete registration and set the property to open/bookable, and note its property ID.

  2. Choose the provider

In the Extranet go to Account, Connectivity provider, click Search and select your channel manager.

  3. Pick what it manages and accept the terms

Select rates and availability and reservations (content and guest messages where the provider supports them), tick the terms, often called the XML Service Agreement, and click Connect.

  4. Wait for the provider to confirm

The provider maps rooms and rates; the connection completes when it confirms, and the Extranet shows the connection as active.

  5. Check the Connectivity errors page

Under Rates & Availability, it lists room types or rate plans that are active in the channel manager but not on Booking.com.

Switching providers does not take you offline: you stay connected to the old one until the new connection completes. Ask the old provider whether you also need to cancel your agreement with them.

Booking.com in Propool

Propool connects Booking.com directly, with full sync of nightly rates, availability and reservations, alongside Airbnb and Agoda on one calendar per unit, in baht. To connect, the property must be live with the XML Service Agreement signed in the Extranet, and you give us the property ID. Reservations made before you connect are not sent, so add those by hand. A per-channel markup lets Booking.com carry a price that covers its commission or a Genius discount without touching your base rate. See the channel manager guide.
