Pricing Thai rentals for the 2026–27 high season: dates, events and minimum stays

This high season starts softer than the last two: fewer foreign arrivals, shorter visa-free stays and more hotels closing. That makes the calendar work harder. Price the dates that will sell anyway at their full value, protect them with minimum stays, and keep the rest of the season competitive with lead-time rules and firm floors. Below are the numbers, the dated events from November 2026 to April 2027, and a rule set you can copy.

Key takeaways

  • Foreign arrivals reached 24.93 million from 1 January to 24 October 2026, down 4.43% year on year, and the full-year forecast was cut to 33 million.
  • Since 15 September 2026 visa-exempt visitors get 30 days instead of 60, so plan for shorter stays than in the past two seasons.
  • Price the fixed peaks (New Year, Chinese New Year on 6 February 2027, Songkran on 13–15 April) and local events (Tomorrowland Pattaya 11–13 December, MotoGP Buriram 5–7 March) as separate tiers with their own minimum stays.
  • In a softer market, a floor protects margin better than a deep last-minute discount. Set floors and ceilings before you set any premium.

The market going into high season

  • Arrivals are down. The Tourism and Sports Minister put cumulative foreign arrivals at 24.93 million to 24 October 2026, down 4.43% on 2025. The top markets were China (4.19 million), Malaysia (3.16 million), India (1.88 million) and Russia (1.36 million).
  • The forecast was cut. The government lowered its 2026 arrivals forecast from 36.7 million to 33 million.
  • Visa-free stays are shorter. From 15 September 2026 the visa exemption covers 60 countries and territories, down from 93, for 30 days instead of 60, with one possible extension of up to 30 days at immigration's discretion.
  • Hotels are under pressure. KResearch counted 148 hotel and accommodation businesses registering closure in the first nine months of 2026, up 42% year on year, while national occupancy rose only 0.18%.

For a rental manager this means three things. Do not roll last season's rates forward blind. Expect more 5–14 night stays and fewer 30–60 night winter stays from visa-exempt markets, which creates more turnovers and more gaps. And watch competitors' prices on the shoulder weeks, where discounting will start first; the peak weeks still sell. We look at the visa change in more depth in the 30-day visa exemption and rental demand.

Build the season in tiers

Pricing night by night is how mistakes creep in. Group the calendar into a handful of tiers, give each a nightly rate and a minimum stay, then layer weekdays, events and lead time on top.

  1. Peak

Christmas to New Year and Chinese New Year week. These sell regardless; price for value and protect them with long minimum stays and fixed check-in days.

  2. High

December outside the festive weeks, January to March. Strong demand, but more competition this year; keep minimum stays moderate.

  3. Event

Short local spikes (Yi Peng, the Pattaya fireworks, Tomorrowland, MotoGP, Songkran). An uplift on top of the underlying tier, with a minimum stay that matches the event.

  4. Shoulder

Early November and late April. This is where discounting starts and where gap nights cluster; use lead-time rules rather than cutting the base rate.

Minimum stays and check-in days for peak dates

  • Match the minimum to the event. A three-day festival justifies three nights; New Year justifies five to seven. Longer than that and you price out the guests who would actually come.
  • Fix check-in days at the top of the season. Stopping arrivals on 31 December prevents a one-night New Year's Eve booking from breaking a week.
  • Release minimum stays as dates get close. If peak nights are still open two to three weeks out, step the minimum down (for example from 5 to 3) before you cut the price.
  • Watch the gaps you create. Long minimums leave 1–2 night holes between bookings. Handle those with gap rules instead of lowering the minimum everywhere; see gap night pricing.

Lead time, last minute, floors and ceilings

Lead-time rules change the price by how far ahead the stay is. In a softer season they do most of the work:

  • Far ahead (beyond 90–120 days): a small premium on peak tiers, because early peak bookers are least price-sensitive.
  • Inside 14 days, high and shoulder tiers: a modest discount (5–10%) to fill nights that would otherwise go empty. Leave peak tiers alone.
  • Inside 3 days: do not stack a further discount on top; keep it to one discount so you know what the guest pays.
  • Floor: the lowest nightly price you accept after every rule. Set it from your costs per night and per turnover plus the owner's minimum, not from what a competitor charges.
  • Ceiling: a cap that stops event uplifts, weekend premiums and far-ahead premiums from stacking into a price nobody books.

Setting this up in Propool

Propool's price rules are built for this kind of season plan. Each unit has a base price and a list of rules that set the price for dates, weekdays, how far ahead the stay is, and gaps between bookings. The first matching rule sets the starting price, so put the most specific dates (New Year) above broader ones (Festive peak, High). Percentage rules then adjust it: premiums add together, and if several discounts match, only the biggest one counts. Floor and ceiling limits apply last.

  • Minimum stay, maximum stay and check-in days have their own rule lists, with a lowest allowed minimum stay as a safety limit.
  • A price typed on the calendar for a single night stays as a one-off until you send it Back to rules.
  • Per-channel markups are applied after the rules, so the ladder above stays your own price on every channel.

Questions

When is high season in Thailand for 2026–27?

Most Thai beach and city markets treat November to April as high season, with the strongest weeks from Christmas to New Year and around Chinese New Year on 6 February 2027.

What minimum stay should I set for New Year in Thailand?

Five to seven nights is common for villas, with check-in blocked on 31 December. Step it down two to three weeks out if dates are still open.

When is Songkran 2027?

Songkran falls on 13–15 April 2027, Tuesday to Thursday, according to the 2027 holiday list published in the Royal Gazette in August 2026.

When is Tomorrowland Thailand 2026?

Tomorrowland Thailand runs from 11 to 13 December 2026 at Wisdom Valley in Pattaya, Chonburi province, with organisers aiming for more than 50,000 people a day.

Should I lower prices because tourist arrivals are down?

Not across the board. Peak dates still sell; protect them with minimum stays. Use lead-time discounts and gap rules on shoulder dates, and keep a floor so discounts never fall below your costs.
