Gap nights: how to sell the 1- and 2-night holes between bookings

A three-night minimum stay protects your turnover costs, until two bookings land with two nights between them. Those nights cannot be booked by anyone, because no guest can meet the minimum. Over a high season a busy unit collects a dozen or more of them. The fix is not to drop the minimum everywhere, but to relax it only for the gaps, price those nights so each stay still pays for its clean, and let the rules do it automatically.

Key takeaways

  • A gap night (or orphan night) is an open night between two bookings that is shorter than your minimum stay, so no guest can book it.
  • Lower the minimum stay for gaps only, and only for the next few weeks; Airbnb itself suggests shorter custom trip lengths on specific dates to fill calendar gaps.
  • Discount 2-night gaps if you need to, but be careful with 1-night gaps: at 800–1,200 THB a clean, one discounted night can leave little after fees.
  • Set a floor that covers the channel fee and the clean, so no rule can sell a night at a loss.

What gap nights are and why they happen

Take a condo with a three-night minimum. One guest checks out on Tuesday 12 January; the next checks in on Thursday 14 January. Tuesday and Wednesday nights are open, but any booking that fits them is two nights long, below the minimum, so no channel will show them as bookable. Those two nights will almost certainly go empty.

Gaps come from a handful of causes:

  • Minimum stays. The longer the minimum, the more leftover holes it creates between bookings.
  • Check-in and check-out day rules. A rule that blocks arrivals on certain weekdays can make an otherwise sellable gap unbookable.
  • Cancellations and shortened stays. A guest who cancels part of a stay leaves a hole of whatever length is left.
  • Booking patterns. In peak weeks guests book long stays early, and shorter bookings later fill around them, leaving small pieces.

This season more of them are likely. Since 15 September 2026 visa-exempt visitors get 30 days instead of 60, so fewer long winter stays fill whole months, and more short stays means more edges between bookings.

Four ways to sell gap nights

1. Lower the minimum stay for gaps only

The most effective change is the simplest: when a gap is shorter than the minimum, make that gap's minimum equal to its length, so a two-night gap accepts a two-night stay. Airbnb's own hosting guidance says that adding a custom trip length shorter than your usual minimum for certain dates can help fill gaps in your calendar. Keep the normal minimum everywhere else, so you do not create new gaps in open stretches.

2. Discount gap nights, with care

A small discount (5–15%) helps a gap stand out in search, particularly close to the date. Apply it to 2-night gaps first. A 1-night stay carries a full clean, so a discounted single night can earn very little (see the example below). For 1-night gaps, consider no discount, or a slight premium, and let the shorter minimum alone do the work.

3. Loosen check-in and check-out days around the gap

If you restrict arrivals or departures on certain weekdays, check that a gap's first night allows check-in and its last morning allows check-out. Airbnb lets hosts restrict check-in or check-out on up to six days a week, and a rule written for peak weekends can quietly block a Tuesday–Thursday gap in January.

4. Only open gaps that are close

A two-night hole 90 days out may still fill when a longer booking moves or is cancelled; open it to short stays too early and you may sell two nights that would have joined a week. A common approach is to relax gap rules only within the next 14–30 days, when the chance of a longer booking filling the hole is low.

Worked example: what gap rules recover over a season

An illustration, not market data. A one-bedroom condo in Phuket, high season 1 November 2026 to 30 April 2027 (181 nights), nightly rate 3,500 THB, three-night minimum, sold mostly on Airbnb at the 15.5% host-only fee, 1,000 THB per clean. Over the season the calendar ends up with 10 gaps: four 1-night gaps and six 2-night gaps, 16 nights in all.

Roughly 20,600 THB is about six nights of normal revenue recovered from nights that would otherwise sit empty. Across 30 units that is a meaningful line on the owners' statements. Look at how it splits, though:

The single night keeps barely half its price. That is why a 1-night gap usually should not be discounted, and why a floor matters.

Pitfalls to watch

  • Cleaning cost per turnover. One Phuket manager's published benchmark is 800–1,200 THB per turnover for a standard unit; larger villas cost more. Every gap you sell adds one, plus laundry, consumables and staff time.
  • Same-day turns. Two short gaps in a row can mean back-to-back check-outs and check-ins. Check your housekeepers can cover them before you open the dates.
  • Discount stacking. A gap discount plus a last-minute discount plus a channel promotion can take a night far below what you meant. Decide which discount wins.
  • Floors. Set a floor that covers the channel fee and the clean with a margin. In the example, keeping at least 2,000 THB from a single night means a price of at least about 3,550 THB, above the discounted gap price.
  • Owner expectations. Owners notice more check-ins. Explain on the statement that these are nights recovered from gaps, not extra wear for the same money.
  • Building rules and licensing. More 1–2 night stays make short-term letting more visible to a condominium's juristic person. Check the building's rules and your licensing position; see the Thailand short-term rental law guide.

Gap rules and minimum stays in Propool

Propool's price rules can apply to gaps between bookings as well as to dates, weekdays and how far ahead the stay is, so a short gap can carry its own price without changing any other night. If a gap discount and a last-minute discount both match a night, only the biggest discount counts, and floor and ceiling limits apply last.

  • Minimum stay has its own rule list using the same conditions, so short gaps can take a shorter minimum stay while every other night keeps your normal minimum.
  • A lowest allowed minimum stay stops any rule going below, say, two nights if you never want single-night stays.
  • Floor and ceiling limits apply after every rule, so a gap discount cannot push a night below your floor.
  • Check-in days are a separate rule list, so you can keep arrival rules for peak weekends without blocking a midweek gap.
  • Cleaning fees and length-of-stay discounts set in Propool are sent to Airbnb; Booking.com and Agoda keep their own.

Questions

What is a gap night in short-term rentals?

An open night between two bookings that is shorter than the minimum stay, so no guest can book it. They are also called orphan nights.

How do I fill gap nights on Airbnb?

Lower the minimum stay for those dates to the gap's length, check that check-in and check-out are allowed on the right days, and consider a small discount for 2-night gaps close to the date.

Should I discount a single gap night?

Usually not much. A one-night stay carries a full clean and the channel fee, so a discount can leave very little. A shorter minimum stay on its own is often enough.

How far ahead should gap rules apply?

A common approach is to relax them only within the next 14 to 30 days. Further out, a longer booking or a changed stay may still fill the hole at a better rate.

How much does a turnover clean cost in Phuket?

One Phuket manager publishes a benchmark of 800 to 1,200 THB per turnover for a standard unit; larger villas cost more. Use your own cleaner's rates in your floor.
